Do we have a pet park?

Unfortunately, due to limited space, we do not have a pet park. However, there's plenty of green space throughout the neighborhood where residents are able to walk their pets- please remember to clean up after your pet.

Can I add an occupant to my lease?

Yes. Please contact the Leasing Office to initiate the process. A background check is required, and an application fee of $25 must be paid to begin the process. Upon approval, a Lease Addendum must be signed to add another person to the lease.

Are utilities included in rent?

Rent does not include utilities, and residents are responsible for electric and water. Each apartment is individually metered for both utilities, so you pay for your usage. Upon moving in, new residents are required to set up an account with Pepco and Studebaker Submetering. Residents receive a monthly bill for both.

Can barbecue grills be used on balconies?

No, Montgomery County Fire code does not allow for grills to be placed/used on balconies.

Do you allow pets?

Yes we do! Our apartments are pet-friendly to both dogs and cats with certain breed restrictions on dogs. We do have a limit of 2 pets per apartment. A monthly fee of $50 per pet and a one time $400 pet fee is required.

What is a Guarantor?

A guarantor helps you financially qualify for the apartment, but does not live in the apartment. A guarantor is financially responsible if you cannot meet your rental and lease obligations. A guarantor's income must be at least 60x the monthly rent to qualify.

Is there grocery shopping nearby?

Yes. We have a convenience store located with the building. Additionally, Whole Foods, Giant, Harris Teeter and Safeway are all nearby. Whole Foods is a mile from the property, Giant and Harris Teeter are two miles from the property and Safeway is three miles from the property.

Can I rent the clubroom?

Yes. You can rent the clubroom for a private event. The rates are $250 for 2 hours + $50 for any additional hours. A $300 deposit is due in the form of a check to cover any damages.

What is the cost of onsite parking and is there free street parking?

Garage parking is $75 for the first vehicle and $150 for a second vehicle. Street parking is metered and requires payment Monday - Friday between the hours of 7:00 am - 7:00 pm. After 7:00 pm and on Saturday and Sunday meters are free.

Is there Guest Parking?

We do not offer guest parking due to limited space. However, guests may park on the street or at Metro metered parking. After 7:00 pm and on weekends street parking is free.

What is required if I need to terminate my lease early?

This is detailed in your lease agreement (Sections 24&25). Generally speaking, a 60 day notice is required, with all rent to ne paid prior to lease termination, and the termination fee also due (equal to one month's rent). Additional fees may apply, please contact the Leasing Office for more details.

Can I use my bank statements as proof of income?

We do not accept bank statements alone as proof of income. Applicants must provide pay stubs (6 if paid weekly, 3 if paid bi-weekly, and 2 if paid monthly) or a tax return transcript from the IRS.

What is a Co-Applicant?

A co-applicant is someone you plan on living with (a roommate) who will share the same rights to the apartment as you.

How many occupants are allowed in the apartment?

Two occupants per bedroom/sleeping space are allowed.

Do you provide handicapped parking spaces?

Yes. Handicapped spaces are available in the garage.

I don't think I can meet your income threshold, can someone help me meet it?

Yes. We accept guarantors for applicants that do not meet the income requirement.

What are your prices?

Our community features studio, one-bedroom with den, and two-bedroom floor plans with a variety of layouts to match your needs. Our rents may change daily, so for the most up-to-date pricing, we recommend that you check availability on the floor plans page. Additionally, we do have a $40 application fee and a one time $400 amenity fee.

What are your office hours?

Our office is open to both current and future residents Monday - Friday from 10:00 am to 6:00 pm, Saturdays from 10:00 am to 5:00 pm, and Sundays from 11:00 am to 5:00 pm. You can also view available floor plans, community amenities, and access other community information on our website 24/7.
